Scott Hoppa, Executive Vice President of Operations, was named to GlobeSt.’s list of Influencers in Multi-Family. Scott first joined McShane in 1991 as an intern while studying at Marquette University. Over the past 33 years, he has proven himself a strong leader and influencer within the industry and at McShane. Scott is an expert in a variety of multi-family product types including market rate, affordable, senior, and student housing. He has overseen the construction of more than 70 multi-family projects in 14 states totaling 16,600 units and $2.3 billion in value.

In 2005, Scott was tasked with opening a Southeast regional office in Auburn, Alabama, to position McShane to serve the highly populated and growing Sun Belt region. Since opening, Scott has expanded the office to 60 employees with revenue in excess of $285 million. As a result of Scott’s leadership, McShane is now one of the most active multi-family general contractors in the southeastern United States.

While affordable housing is a large segment of our business, the projects themselves are typically not the largest that we build. However, our employee engagement on affordable housing projects is extremely high. Employees often find personal satisfaction knowing that their project will provide a home for a community member who otherwise may not be able to afford one. This employee engagement and community give-back really helps define the culture of our company.

In 2019, we completed a residential building for New Moms, a Chicago-based nonprofit organization that provides housing and support services for young moms and their children who are experiencing poverty and homelessness. While this building consisted of only 18 units and took less than a year to complete, our involvement with this organization did not end when construction was completed. In the years since, our employees have volunteered with and donated to the organization, and we have employees on New Moms’ Associate Board and Board of Directors.

Another great advantage of affordable housing projects is the opportunity to work with developers, communities, and multiple funding sources for a community good: housing individuals who need an affordable place to live.

Additionally, we look forward to partnering with minority-owned businesses, women-owned business, and community members on these projects. Involving community members in the construction of our projects not only provides them with employment, but also exposes them to a new and exciting career path.

It can easily be argued that though affordable housing developments aren’t the largest projects we build, they are some of the most impactful projects for our company. We are grateful for the opportunity to use our expertise in a way that gives back to the communities around us.

McShane Construction Company was selected by repeat client Flournoy Development Group to build Ellison Cool Springs, a mixed-use community in Franklin, Tennessee, that offers 332 apartment units and 15 ground-floor commercial units.

“We’re excited to kick off our latest multi-family project in the Nashville market,” shared Jason Breden, Vice President & Director of Nashville Operations at McShane. “Ellison Cool Springs is a unique mixed-use community that offers luxury living with immediate proximity to amenities, which will make it a great addition to Franklin.”

Positioned on a 34-acre site, the development features three four-story wood frame buildings along with two two-story precast parking decks and five stand-alone six-bay garages.

Residents will have access to best-in-class amenities including an outdoor pool, clubroom, fitness center, podcast/recording studio, market, hospitality bar, and focus room. Additionally, one of the stand-alone garages will integrate a pet spa and car wash.

“This new community represents a commitment to excellence and a dedication to creating spaces that enhance the overall quality of life for the city of Franklin,” said Cameron Bean, Development Project Manager for Flournoy Development Group.

Units will be offered in one- to three-bedroom floorplans with one to two bathrooms. Select two-story live-work units will allow residents to have a storefront commercial space on the first floor. All units will feature quartz countertops, stainless-steel appliances, tile backsplashes, luxury vinyl-tile flooring, tiled bathrooms, and glass shower doors.

Completion of Ellison Cool Springs is slated for August 2026. Dynamik Design is the architect.

Ellison Cool Springs is one of three projects McShane currently has underway for Flournoy Development Group. The firm is also building a 397-unit community in Charlotte, North Carolina, and a 262-unit community in Greenville, South Carolina.

Our design-build approach has been key to our nearly 40 years of industrial project success. On design-build projects, we are engaged by the client prior to the start of design, and we assume the responsibility and risk for the services provided by our design professionals and consultants.

The top two benefits of this approach are cost and schedule guarantees for our clients early in the process. This has become especially important over the past two years as we have experienced long lead times, cost escalations, and shortages of key materials. With design-build, we have the ability to react to changing market conditions very quickly and tailor the design through value engineering and scope changes.

During the design phase, we can provide alternate options for the owner to evaluate before construction begins to keep the project on schedule and budget without compromising quality, and it is relatively easy to make these changes. With plan and spec projects, we don’t receive the drawings until they’re completed, which makes it much more difficult to make changes if materials become unavailable or costs rise midway through a project.

Additionally, design-build projects offer the benefit of the same project team from day one. This provides continuity for the client as there is no loss of information due to a handoff of the team, and they have a single point of contact for all design and construction matters.

With design-build, clients can have peace of mind knowing that their budget, schedule, and the quality of their project are prioritized throughout the entire construction process.
