McShane Ashlaur Joint Venture (comprised of McShane Construction Company and Ashlaur Construction) completed the construction of The Foglia Residences for clients Brinshore Development and The Chicago Lighthouse. Located in Chicago, the multi-family development incorporates 76 affordable units for residents who are blind, visually impaired, disabled, and veterans. The development is the first Low-Income Housing Tax Credit (LIHTC) building in the nation for the blind community.

“We are extremely proud to deliver this monumental development for Brinshore and The Chicago Lighthouse,” stated David J. Rintz, Regional Vice President – Multi-Family at McShane. “Thanks to their tireless efforts, multiple underserved populations have access to high-quality housing that meets their needs at an affordable rate.”

Situated on a site adjacent to The Chicago Lighthouse’s center in the Illinois Medical District, the podium-style building features nine stories with three levels of parking, six levels of units, and first-floor retail space. The exterior integrates a mix of perforated metal panels, brick veneer, and fiber cement siding. At roof level, back-lit translucent panels symbolize a lighthouse.

Units are offered in studio, one-, and two-bedroom floorplans that provide accessible, independent living for qualifying low-income households. Features include solid surface kitchen countertops for added durability, Energy Star appliances with front controls and tactile operation, WaterSense plumbing fixtures, cultured marble vanities, and dimmable lighting.

Additionally, there is contrasting flooring in front of the kitchen cabinets, and the finishes for appliances, cabinets, hardware, and countertops were selected to provide higher contrast for those with limited sight. Two-bedroom units also offer in-unit washers and dryers.

Tenant amenities include a fitness center, community room, and fourth-floor rooftop terrace. Outside, residents can enjoy a courtyard with a dog run and a playground.

To make the residence fully accessible for its tenants, the common areas offer contrasting colors, lit braille unit signage, handrails on both sides of the corridors, braille wallpaper, braille numbering on the mailboxes, contrasting flooring in front of unit doors, and accessible elevators with audible signals. Additionally, the property has black light switches, outlets, and window controls to contrast with white walls throughout.

As part of the project, McShane Ashlaur brought all right-of-way sidewalks to meet ADA compliance.

The Foglia Residences was designed to achieve Enterprise Green Communities Certification. LBBA is the architect.

The property integrates 16,000 square feet of best-in-class amenities including a fitness center, spa, salon, theater, pub, clubrooms with fireplaces, and dynamic dining venues. Outside, residents can enjoy a patio with a fire pit, bocce ball court, and putting green.

Located on a site that was once occupied by an apple orchard, The Woodlands at Canterfield exudes a woodland aesthetic. Biophilic principles guided the design with careful consideration of natural daylighting, finish selections, and art curation, all of which contribute to a bright, contemporary atmosphere. Notable features include gilded leaf wallcoverings in the property’s signature restaurant, a wood panel surround bar in the pub, faux green walls and planters in the fitness center and dining areas, and botanical fabrics and wallcoverings in the full-service salon.

Scott Hoppa, Executive Vice President of Operations, was named to GlobeSt.’s list of Influencers in Multi-Family. Scott first joined McShane in 1991 as an intern while studying at Marquette University. Over the past 33 years, he has proven himself a strong leader and influencer within the industry and at McShane. Scott is an expert in a variety of multi-family product types including market rate, affordable, senior, and student housing. He has overseen the construction of more than 70 multi-family projects in 14 states totaling 16,600 units and $2.3 billion in value.

In 2005, Scott was tasked with opening a Southeast regional office in Auburn, Alabama, to position McShane to serve the highly populated and growing Sun Belt region. Since opening, Scott has expanded the office to 60 employees with revenue in excess of $285 million. As a result of Scott’s leadership, McShane is now one of the most active multi-family general contractors in the southeastern United States.

Tom Beres, Regional Vice President – Industrial, was named to GlobeSt.com’s list of Influencers in Industrial. Tom joined McShane in May 2003 as a Project Engineer following his graduation from Marquette University. Over the course of his career, he has managed the construction of nearly 70 industrial buildings in 12 states.

Tom is known for his tactical approach to addressing the challenges of a project. Whether he’s facing supply chain issues, poor site conditions, or tough weather, he finds strategic ways to ensure that construction can progress without incurring overall schedule delays and added costs. Additionally, he has a strong ability to collaborate with clients, design teams, trade partners, and municipalities. As an advocate for the design-build method, he has formed key partnerships with architects and engineers in the industrial sector. McShane Construction Company completed the construction of Fox Valley Apartments in Aurora, Illinois, on behalf of Housing For All, LLC in collaboration with Visionary Ventures, Cordogan Clark & Associates, and JTE Real Estate Services. Fox Valley Apartments integrates one new building and two renovated historical school buildings to offer a total of 47 affordable workforce housing units.

“We are very excited to announce the completion of Fox Valley Apartments. Transforming two historical school buildings into apartments has been a fascinating process,” shared David Rintz, Regional Vice President – Multi-Family at McShane. “We’re proud to be able to preserve the rich history of these schools while giving them a new purpose that will better suit this community.”

Located at 641 S. Lake Street, McShane remodeled Lincoln Elementary School, a 39,000-square-foot building originally constructed in 1893, to accommodate 14 apartment units. The school was closed in 2007 due to low enrollment and remained vacant until construction of the apartments began. Also on that site, McShane constructed a new two-story, 28,000-square-foot building to offer 22 additional affordable workforce units.

Originally an elementary school, Mary A. Todd School at 100 Oak Avenue was transformed to 11 apartment units and a health care clinic for uninsured or underinsured families. The building was originally constructed in the early 1900s and was most recently used for West Aurora School District’s early childhood programs until the programs were moved to a new facility in 2019.

“We are excited at the opportunity to work with McShane to bring affordable housing to Aurora and be able to transform historical properties that may have otherwise sat vacant for years to come,” said Shelly Tucciarelli, Managing Partner, Housing For All, LLC.

During the remodeling process, McShane prioritized keeping historical features of the schools, including trim, flooring, chalkboards, lockers, windows, and doors. Designed by Cordogan Clark & Associates, units are offered in one- to three-bedroom floorplans. Shared amenities include a laundry room, a community room, a computer lab, and tenant storage.

Thirty percent of units are reserved for tenants at 30 percent of area median income. This project was designed to achieve NGBS Silver Certification.

Chief Executive Officer Molly McShane and President Mat Dougherty were named to Crain’s Chicago Business’ list of Notable Leaders in Commercial Real Estate.

Named CEO of The McShane Companies in 2020, Molly navigated the challenges of the pandemic while expanding the company, including opening a new regional office in Nashville, Tennessee, putting $2.5 billion of construction work in place, and selling $461 million in real estate assets. By 2022, the firm reached record profits and was named the second-largest woman-owned business in Chicago. This year, Molly is being recognized for her achievements and commitment to mentoring and developing women in commercial real estate with The Goldie Initiative’s 2024 Shero award.

Mat was named President of McShane Construction Company in 2021 and, since then, has expanded the business – both geographically and through the development of new programs. To support the growth McShane experienced in the Southeast, Mat opened the firm’s sixth office in Nashville. To equip young managers to become leaders in the company, he founded a developing leaders program. Additionally, he instituted a comprehensive Quality Assurance/Quality Control program focusing on first-time quality. As a result of his efforts, the company was named one of the Best Places to Work in Chicago and Alabama and is recognized as the third-largest multi-family builder in the nation.

While affordable housing is a large segment of our business, the projects themselves are typically not the largest that we build. However, our employee engagement on affordable housing projects is extremely high. Employees often find personal satisfaction knowing that their project will provide a home for a community member who otherwise may not be able to afford one. This employee engagement and community give-back really helps define the culture of our company.

In 2019, we completed a residential building for New Moms, a Chicago-based nonprofit organization that provides housing and support services for young moms and their children who are experiencing poverty and homelessness. While this building consisted of only 18 units and took less than a year to complete, our involvement with this organization did not end when construction was completed. In the years since, our employees have volunteered with and donated to the organization, and we have employees on New Moms’ Associate Board and Board of Directors.

Another great advantage of affordable housing projects is the opportunity to work with developers, communities, and multiple funding sources for a community good: housing individuals who need an affordable place to live.

Additionally, we look forward to partnering with minority-owned businesses, women-owned business, and community members on these projects. Involving community members in the construction of our projects not only provides them with employment, but also exposes them to a new and exciting career path.

It can easily be argued that though affordable housing developments aren’t the largest projects we build, they are some of the most impactful projects for our company. We are grateful for the opportunity to use our expertise in a way that gives back to the communities around us.
