Central Industrial Center is Class A industrial development that incorporates three speculative buildings totaling 1,090,160 square feet in Stockton, California.

Building 1 is a 135,200-square-foot front load facility that offers a 32′ clear height, 50′ x 52′ column spacing, 28 dock doors, two drive-in doors, 76 parking spaces, and 24 trailer stalls.

Building 2 is a 121,680-square-foot front load building with a 32′ clear height, 50′ x 52′ column spacing, 25 dock doors, two drive-in doors, 76 parking spaces, and 26 trailer stalls.

Building 3 incorporates 833,280 square feet in a cross-dock configuration with a 40′ clear height, 50′ x 60′ column spacing, 141 dock doors, four drive-in doors, 310 parking spaces and 198 trailer stalls.

All three buildings provide skylights, ESFR sprinklers, high-capacity natural gas and electrical infrastructure, 60′ speed bays and office space to suit.  Each building has been designed to accommodate a multi-tenant configuration as small as 60,000 square feet.

Positioned on a 25-acre site, the precast building will feature a 40′ clear height with 48 truck docks and four drive-in doors. The facility will integrate mezzanines throughout the manufacturing areas as well as four interior cranes. A two-story office will incorporate 14,000 square feet. Additionally, the property will offer 245 trailer parking spaces. McShane is also completing a railroad extension that will bring three rail lines to the site.

Southeast Gateway is a speculative industrial park in Savannah, Georgia, that incorporates two Class A buildings totaling 1.2 million square feet.

The development incorporates a 1,005,000-square-foot cross-dock building and an 184,000 single-load facility. The buildings feature 40′ and 32′ clear heights, respectively, with 291 dock doors, six drive-in doors, and 250 trailer parking stalls for efficient loading and truck maneuverability. The facilities incorporate natural light, ESFR sprinklers, and ample vehicle parking. McShane performed interior buildouts at both facilities for full-building users.

McShane provided design-build services for an interior buildout for Home Chef, a meal kit and food delivery company, in Douglasville, Georgia. The 181,477-square-foot facility is used to process, store, and distribute Home Chef’s pre-portioned meal kits.

The first phase of the project involved building out 19,772 square feet of freezer space, 18,520 square feet of cooler space, office space, cold docks with 20 dock positions and two drive-in doors, cold production space, and a shipping area.

In the second phase of construction, McShane added a 10,000-square-foot ready-to-heat commercial kitchen within the cooler space.

McShane provided design-build services for Industry Center at Melrose Park. Located in Melrose Park, Illinois. The industrial development incorporates three speculative buildings totaling 651,617 square feet. McShane also performed three interior buildouts for a transportation, trucking, and railroad company, a logistics and package delivery company, and a portable storage and moving company.

Situated on a 44-acre site, Building 1 offers 130,200 square feet, 38 truck docks, two drive-in doors, 44 trailer stalls, and 151 car parking spaces. Building 2 features 350,248 square feet, 34 truck docks expandable to 71, two drive-in doors, 142 trailer stalls, and 244 car parking spaces. Building 3 provides 171,169 square feet, 18 truck docks expandable to 43, three large 20′ by 20′ drive-in doors, 64 trailer stalls, and 204 car parking spaces. All buildings integrate 36′ clear heights and efficient loading dimensions.

As a design-build project, LBA Logistics engaged McShane before finalizing the design. McShane worked closely with both the client and architect to determine the desired shell layout and building features throughout the design process.

Situated on 27.87 acres of land, the development features 468,487 square feet of warehouse/distribution space and office space to-suit with a tiltwall panel exterior. The building also features a 36′ clear height, 7″ concrete slab floors, ESFR sprinklers, 84 truck docks and four drive-in doors.

The project also included extensive ground improvements featuring wick drains and deep dynamic compaction.

McShane Construction Company completed a 429,524-square-foot addition to Abt Electronics’ existing warehouse and showroom facility in Glenview, Illinois.

The addition incorporates two three-story office blocks totaling 22,230 square feet and 407,294 square feet of warehouse space. The office buildouts will include trucking offices, security offices, a break room and open office space for future buildouts. The single-story warehouse offers a 32′ clear height, 39 semi-truck docks and 144 EOD box truck positions.

Additionally, the precast facility has pre-engineered metal canopies and EIFS screen walls for box truck loading. The semi-truck docks have full control panels with dock locks, and all dock positions have power operated doors and hydraulic dock equipment.

McShane Construction Company added 2.2 million square feet of multi-level distribution space to Digi-Key’s existing 800,000-square-foot distribution center. Large enough to fit 22 football fields, the facility incorporates 17,000 tons of steel, 1,860 pieces of precast concrete and 20 miles of conveyors. In addition to manufacturing and assembly space, the facility includes shipping and receiving docks and airlocks, multiple breakrooms, employee engagement areas and site walkways to encourage fitness. A 328′ steel bridge connects the expansion to Digi-Key’s current headquarters.

McShane Construction Company completed the general construction services for Trumpf Smart Factory, a 56,297-square-foot build-to-suit office and showroom facility located in Hoffman Estates, Illinois.

The facility features a glass curtainwall and corten steel panel rainscreen exterior with a central courtyard encompassing decorative stone and shade trees for employees and visitors.

The single and multi-story facility includes a 31,171-square-foot showroom area with 150′ clear span custom truss system fabricated by Trumpf machine equipment, allowing visitors to observe live sheet metal production. A custom-made catwalk with a balcony spans the mezzanine area of the showroom to feature production processes from above.

A 25,126-square-foot office area includes an auditorium, open and private offices and multimedia room.

Pacific Commons Industrial Center is an 814,852-square-foot speculative industrial facility in Fremont, California that was completed by McShane Construction Company.

The modern cross-dock industrial facility includes a tiltwall panel exterior, 56′ x 50′ column spacing, an ESFR sprinkler system, 141 dock-high doors, four drive-in doors and a 36′ clear height. The development was designed to achieve LEED-Silver certification and offers 68 electric vehicle charging stations.

Located on a greenfield site, the facility offers 461 parking spaces for automobiles, 143 trailer parking spaces and stormwater detention.

McShane Construction Company provided the comprehensive design/build services for Golden State Foods’ LEED-Gold certified food distribution facility, located on a 15-acre site in McCook, Illinois. The 165,230-square-foot facility features a cross-dock configuration with a 40′ clear height, 52 truck docks, 32,338 square feet of office space, 56,448 square feet of dry storage space and a separate maintenance building totaling 8,539 square feet.

The building also incorporates 4,000 amps of power and a cascade refrigeration system that maintains 15,151 square feet of cooler storage at 34° F, 23,984 square feet of freezer storage at -10° F and 27,261 square feet of cooler dock staging at 34° F. In addition, the building features an outdoor hydrogen generation system to power the forklifts.
